Land South of Little Jurston Farm, Wellington

Site Context

The site is currently an arable field on the south-eastern edge of Wellington. To the north is Little Jurston Farm and Westpark Business Park. The A38 (West Buckland Road) runs along the eastern boundary of the site, with Chelston Roundabout just north of the site providing access onwards to Tuanton and the M5 (Junction 26). On the opposite side of West Buckland Road lies Greenacres Touring Park (a caravan site) and Chelston Nurseries (a garden centre). To the west is a designated Green Wedge and the Jurston Fields housing development beyond. 

In planning terms, the site is unconstrained, being located outside of any flood zone, protected landscape, Green Belt or ecological designation. Although the site is outside of the defined settlement boundary, we consider that it is sustainably located given its proximity to a mix of uses at Jurston Fields, Westpark and Chelston Business Park, with further employment land set to come forward at Chelston Heath. The site also offers excellent access to M5 Junction 26. 

The sustainability of the site is reflected in Somerset Council's Wellington Place Plan (adopted March 2023), which identifies the East / Chelston area (including this site) as a potential growth location for both housing and commercial development.
